Get Pre-Approved

Before touring homes, you'll get pre-approved with a lender so you know exactly what you can afford, and sellers know you're serious. I can connect you with trusted local lenders, including Howard Hanna Mortgage, or you can use your own.

Why it matters: In a competitive market, offers without pre-approval letters often don't even get considered.

Inspection & Negotiation

Your lender orders an appraisal to confirm the home's value, then finalizes your loan. I keep everything on track behind the scenes, coordinating with the lender, title company, and listing agent so nothing slips.

Less than you might think. While 20% down avoids mortgage insurance, many buyers put down far less, conventional loans can go as low as 3% down, FHA loans 3.5%, and VA/USDA loans can be 0% down for those who qualify. We'll figure out what makes sense for your situation.

We'll discuss compensation clearly and upfront in a written buyer agreement before touring homes, as required under current industry rules. In many transactions the seller offers to cover some or all of the buyer agent compensation, every situation is different, and you'll never be surprised by a fee.

The search itself varies, some buyers find their home in a week, others take months. Once your offer is accepted, closing typically takes 30 to 45 days. Cash purchases can close in as little as 2 weeks.
